If you let property in Northern Ireland, keeping the electrics safe and properly documented is part of the job. We connect landlords with qualified electricians fast.
An Electrical Installation Condition Report, or EICR, is a detailed inspection and test of the fixed wiring in a property, including the consumer unit, circuits, sockets, switches and lighting. The electrician checks for damage, wear, overloading and anything that does not meet current safety standards, then gives each issue a code showing how urgent it is.
Under Northern Ireland's private tenancy rules, landlords must make sure electrical installations in rented homes are inspected and tested by a qualified person at least every five years, and must be able to give tenants a copy of the report. Any urgent issues found must be put right. Rules can change, so it is always worth checking the latest guidance from the Department for Communities.
Periodic inspection usually takes a few hours for a typical house or flat, and power will be off for short periods during testing. If remedial work is needed, the electrician will explain what is required and can usually carry it out quickly, then issue a satisfactory report.
A satisfactory EICR for a rented property is normally valid for up to five years, although the electrician may recommend a shorter interval if the installation is older or heavily used. Homeowners are generally advised to have an inspection every ten years, or when buying a home.
